The widest choice of apartments is in the south of the island. Costa Adeje is the most prestigious area — modern complexes, beaches close by and the strongest premium rental market. Los Cristianos attracts buyers who value town-centre amenities and a flat seafront promenade — it is also an excellent base for year-round living. Playa Paraíso and Golf del Sur tempt with lower prices while still offering very solid rental potential, and Costa del Silencio remains one of the most affordable options close to the ocean.
This is the first question worth asking — because it changes the selection criteria. For living in, what matters is a quiet complex, a lift, parking and the distance to shops and a doctor. For letting, the essentials are a tourist location, a pool, a terrace and the legal status of short-term letting within the complex. Beyond the apartment itself, we always assess the condition of the whole complex: the level and purpose of the community fees (Comunidad de Propietarios), planned refurbishments, the state of the pool and communal areas, the availability of a parking space (deeded or shared) and the community's rules on tourist letting. For listings with a VV licence we verify its validity and consistency with the registry — a frequent sticking point at resale.
