Frequently asked questions
Can a foreigner buy property in Tenerife?
Yes, citizens of Poland and other EU countries can freely buy property in Tenerife. The only formal requirement is obtaining an NIE number (Foreigner Identification Number), which we help our clients with.
What are the additional costs of buying a property?
You should add around 10% of extra costs to the property price. This covers the property transfer tax (6.5%), notary fees, land registry entry and legal assistance.
Do you help with the NIE number and opening a bank account?
Of course. We offer a complete A-to-Z service. We arrange appointments at government offices, help fill in NIE applications and assist with opening an account at a Spanish bank.
Can I rent my apartment out to tourists?
Yes, but the property must hold a tourist licence (VV – Vivienda Vacacional) or be located in a complex that allows rentals. We verify the legal status of every property before purchase.
Do I have to be present in Tenerife for the notarial deed?
It is not necessary. You can grant us or a lawyer a notarial power of attorney, so the entire purchase can be completed remotely on your behalf.
What does the reservation process look like?
Once you choose a property, we sign a reservation agreement and pay a deposit (usually 10% of the value). This takes the property off the market and locks in the price. We then have time to verify all documents before the notarial deed.
Do you help with obtaining a mortgage?
Yes, we work with Spanish banks and mortgage advisors. Non-residents can obtain financing of up to 60–70% of the property value. We help collect the documents and negotiate the terms.
