What kinds of property can you buy in Tenerife?

Tenerife's property market is remarkably varied. Our portfolio is built primarily around apartments in complexes with swimming pools – from compact studios to spacious homes with terraces and ocean views. The second major group is villas and townhouses – with private pools, gardens and garages, typically in the quieter parts of the island's south. For investors planning to build, we also offer building plots and fincas, mainly in the west of the island, including the municipality of Guía de Isora.

Every listing on the site includes the floor area, number of bedrooms and bathrooms, the location and a photo gallery – and we confirm availability in real time before arranging a viewing.

South Tenerife or North Tenerife?

The south (Costa Adeje, Los Cristianos, Playa de las Américas) offers more sunshine, well-developed tourist infrastructure and the strongest rental market – which is why most investment purchases are concentrated here. The north (Puerto de la Cruz and the surrounding area) is greener, calmer and noticeably more affordable – more often chosen as a year-round home.

For a detailed comparison of the two sides of the island, see our guide South vs North – where is the better place to live in Tenerife.

Apartment, house, villa or plot – which is right for you?

  • Apartment – the simplest way in: a lower entry price, easy upkeep, good resale liquidity and the natural choice for letting or overwintering.
  • Villa or house – for families relocating permanently and buyers who value privacy; a private pool and garden make a real difference on longer stays.
  • Plot – for experienced investors with a longer horizon; it requires checking the zoning plan and building conditions, and we help with both.

If you are not sure which option suits you best, get in touch – we will help you narrow the search down to specific listings, free of charge.

How do we help you buy safely?

Before any listing reaches a client, we check its legal status – the Nota Simple extract from the land registry, any charges, whether the registered floor area matches, and the state of the community of owners. We arrange in-person viewings and remote video viewings, and once you decide to buy we guide you through the reservation and the Arras contract, the NIE number, a bank account and the notarial deed – in English, from start to finish.

Frequently asked questions

Where should I start my property search in Tenerife?

Start by defining your goal (a home of your own, overwintering, or a buy-to-let investment), your budget and your preferred part of the island. With that framework in place, we will prepare a tailored shortlist of properties for you – including listings that never appear on the portals.

Can I buy a property without travelling to Tenerife?

Yes. We arrange video viewings, and the formalities can be handled through a notarised power of attorney (Poder), which allows us to represent you at the notarial deed. Many of our clients see their property in person for the first time as its owners.

How long does buying a property in Tenerife take?

Usually from a few weeks to around three months – depending on whether it is a cash purchase or mortgage-financed, and how quickly the paperwork comes together (NIE number, bank account). A reservation takes the property off the market right at the start of the process.

Do you help with financing the purchase?

Yes – we work with Spanish banks and mortgage advisers. Non-residents can typically borrow up to 60–70% of the property's value. You will find more in the guide to Spanish mortgages on our blog.
