How does buying a property in Tenerife work?

EU citizens can buy property in Spain without restrictions. The standard path looks like this:

  1. NIE number – the Spanish foreigner identification number, essential for any transaction (how to get one),
  2. Reservation – the property comes off the market while the legal checks are carried out,
  3. Arras contract – a deposit agreement governed by the Spanish civil code (reservation vs Arras – the differences),
  4. Notarial deed and land registry entry – ownership is finalised.

In Tenerife you can buy both resale properties – available immediately, often furnished and with a rental licence in place – and new developer projects, including off-plan investments with payments spread over the construction schedule. What should be checked before you sign?

The safety baseline is: a current Nota Simple extract (ownership, mortgages, charges), a certificate confirming no debts to the community of owners, the IBI property tax paid up to date, the physical property matching the registry – and, if you plan short-term letting, the status of the tourist licence.
