A mortgage in Spain for foreign buyers (2026) – Banks, Interest Rates, LTV

Investing in the Tenerife property market does not always have to mean committing 100% of your own cash. Many investors deliberately leverage their transactions to increase their ROI. If you are wondering whether a mortgage in Spain for foreign buyers is easy to obtain, we have excellent news — local banks are very keen to finance purchases by non-residents from the European Union. In this guide we walk you through the most important rules of the game in 2026. You will learn what financing you can count on, which documents to prepare, and how to avoid the most common mistakes when applying for a mortgage in the Canary Islands.

How much will a Spanish bank lend you? Understanding the LTV ratio

The key concept in any mortgage transaction is LTV (Loan-to-Value) — the ratio of the loan amount to the property value. For Spanish residents, banks can finance up to 80% of a property's value. What does it look like for foreign investors? For non-residents earning in a currency other than the euro, a standard Spanish mortgage for foreign buyers usually covers 60% to 70% of the property's value (or the purchase price, whichever is lower). This means you need a down payment of 30–40%. Remember also to add the transaction costs (taxes, notary, registry), which in Tenerife come to around 8–10%. In summary: to complete a mortgage-financed purchase safely, you should hold roughly 40–50% of the total property price in cash.

Interest rates: fixed or variable?

The Spanish banking sector is very competitive, which works in buyers' favour. Currently you can choose between three main types of interest rate:

  • Fixed rate (Tipo Fijo): Gives the greatest sense of security. Your instalment will not change for the entire term of the agreement (usually 15 to 25 years), regardless of fluctuations in the financial markets.
  • Variable rate (Tipo Variable): Based on the Euribor index plus the bank's margin (the so-called spread). It is usually updated every 6 or 12 months. To track current rates, it is worth checking official financial sources such as Banco de España.
  • Mixed rate (Tipo Mixto): An increasingly popular option in 2026. For the first few years (e.g. 3, 5 or 10) you pay a fixed instalment, and then the loan switches to a variable rate.

The essential documents – what to prepare?

The banking procedure in Spain requires thorough documentation of your creditworthiness. Banks scrutinise your financial history, and your monthly obligations (loans at home + the new Spanish instalment) generally cannot exceed 35–40% of your monthly net income. To obtain a Spanish mortgage smoothly, prepare the following set of documents (most will require a sworn translation into Spanish):

  • A valid passport or ID card,
  • The foreigner identification number (see our guide: How to obtain an NIE number),
  • Tax returns for the last two years,
  • Bank statements for the last 6 months (from the account your salary is paid into),
  • A certificate of employment and earnings (or company documents for business owners),
  • A credit bureau report confirming no arrears.

The property appraisal (Tasación) – the key step before the bank's decision

Before a Spanish bank issues its final credit decision, it will commission an independent appraisal of the property, known in Spain as the tasación. It is an official valuation report prepared by a certified surveyor. Crucially, the mortgage is calculated based on the appraisal amount or the contract price — whichever is lower.

The cost of the appraisal usually ranges from 300 to 600 euros and it is the only upfront cost borne by the applicant. At Twoja Teneryfa Nieruchomości we make sure the property has been thoroughly analysed beforehand, so the valuation proceeds without delays or unpleasant surprises.
