• For seniors and families — the town is flat, pedestrian-friendly, with two calm beaches (Playa de Los Cristianos and Playa de Las Vistas).
• For investors looking for long-term rentals — demand from residents, including a large Scandinavian and Polish community, is stable all year round.

Property prices: one-bedroom apartments start from around €180,000–220,000, while units closer to the promenade and with ocean views reach €300,000–400,000. That is still a slightly lower entry threshold than in neighbouring Costa Adeje.

Playa de Las Américas – energy, entertainment and the island's tourist engine

Las Américas is Tenerife's most recognisable resort — buzzing with life, full of restaurants, clubs, shopping centres and hotels. This is where the tourist heart of the south beats, and the promenade connecting to Costa Adeje is among the most visited places on the island.

Who is Las Américas for?

• For investors focused on short-term rentals — occupancy in good locations reaches 80–90% annually, and the proximity of beaches, attractions and nightlife is a magnet for tourists.
• For younger, active people who love being at the centre of the action.
• For buyers seeking value-growth potential — the area is undergoing systematic modernisation, and older apartment complexes are being progressively renovated.

Property prices: the range here is wider than in Los Cristianos. Older studios in tourist complexes can be found from €150,000–180,000, but modern apartments by the promenade or in renovated residences start from €350,000 upwards.
