How much does an apartment cost in Tenerife in 2026 – a quick overview
This is a question we hear from Polish clients almost every day, usually before they even mention a specific location. There isn't one single answer, because the Tenerife market is quite diverse – a studio in a quiet inland area and an ocean-view apartment in Costa Adeje can differ by several hundred thousand euros despite similar floor space.
To avoid guesswork, the prices below are based solely on our current sales listings in the south and north of the island. That way you see real ranges our clients are buying in today, not theory.
Apartment prices in Tenerife by property type
Our current listings show the following approximate breakdown of resale apartment prices:

The cheapest listings in our current portfolio are a Green Park studio in Golf del Sur for €155,000 (45 m², renovated) and a one-bedroom apartment in Mesa del Mar in the north of the island for €166,000 (40 m², ocean view). At the other end of the scale are apartments and villas in Costa Adeje, where small, prestigious units can cost more per square metre than spacious flats on the south-east of the island.
Per square metre, resale apartment prices usually fall within approx. €2,200–6,000/m² – the lower end being older, larger apartments in Costa del Silencio or Golf del Sur, the upper end being small, modern units close to the ocean in Costa Adeje or Los Cristianos, where the most sought-after complexes command even higher rates.
Apartment prices in popular towns in southern and northern Tenerife
The price per square metre in Tenerife depends mainly on location – more precisely on three things: distance from the ocean, the reputation of the area, and the age of the building. Here is how it looks in specific towns, based on our current listings:
Golf del Sur and surroundings – the lowest entry point
Golf del Sur regularly comes up in our recommendations as the place with the best value for money – a quiet area built around golf courses, close to the south airport. The Green Park studio for €155,000 is currently one of our cheapest listings on the island. Neighbouring Los Abrigos and Costa del Silencio sit at a similar price level, where a one-bedroom, 90 m² apartment is priced at €199,000.
Los Cristianos – the widest choice at every budget
Los Cristianos offers the widest selection – from studios to large two-bedroom apartments. Prices start from around €220,000 for the one-bedroom Mango apartment (50 m²), while in the popular Granada Park complex two-bedroom apartments cost from around €320,000 to €415,000, depending on size and floor. This is also one of the locations with the most stable rental demand among the areas we covered in our ranking of locations with the highest ROI.
Playa Paraíso and Costa Adeje – from affordable to premium
Playa Paraíso still offers a lower entry point than neighbouring Costa Adeje – a studio with a large terrace costs €199,000 here, while a 74 m² two-bedroom apartment is €280,000. In Costa Adeje itself, the most prestigious part of the south, prices start from around €299,000 for a one-bedroom apartment (Island Village Heights) and rise with proximity to the ocean and finish quality – small apartments in exclusive complexes are sometimes priced at €7,000–9,000/m².
Northern Tenerife – the best value for money
A less obvious but increasingly popular direction among our clients is the north of the island – Mesa del Mar, Puerto de la Cruz and surroundings. Prices here tend to be noticeably lower than in the touristy south, despite being close to the ocean. An example from our listings: a one-bedroom apartment in Mesa del Mar for €166,000, 40 m², with a balcony and ocean view.

What else affects apartment prices in Tenerife
Besides location, the final price and real value of a listing depends on:
- Distance from the coastline – a beachfront apartment or one with a direct ocean view can cost even 30–50% more than an identical unit a few streets away.
- Age and condition of the building – complexes from the 1980s and 1990s are cheaper to buy, but it's worth checking the Comunidad de Propietarios fees and renovation history before comparing them with a newer development.
- Finish standard – a move-in-ready, furnished apartment already used for holiday rentals is usually priced higher than a comparable unit needing refurbishment, even in the same location.
- Holiday rental licence (VV) – apartments in complexes that allow this type of rental usually achieve a higher price than comparable flats without that option.

Additional costs that are easy to forget
The listing price isn't the whole expense. When buying a resale property in the Canary Islands you usually need to add an extra 10–13% – mainly the ITP tax (around 6.5%), notary fees, land registry fees and a lawyer's fee.
